Located above the Palm Deira Metro Station, the Deira Waterfront Plot 4 development includes a multi-level hotel, two office buildings, and a podium structure built over deep pile foundations.
This ambitious build—part of Dubai’s first mall and hotel complex constructed atop a metro station—required careful coordination to protect critical infrastructure elements installed in hard-to-access underground spaces. With office tenants and hotel guests depending on uninterrupted services, proactive leak monitoring was a top priority.

A PAL-AT system with AGW-Plus sensing cable was installed to provide fast, intelligent leak detection across the property. The system was tailored to monitor multiple drainage lines simultaneously and deliver precise leak location alerts—even in concealed or remote spaces. This solution enabled the MEP team to meet both technical demands and long-term maintenance expectations.
